Role Overview:
As Head of Lettings, you will oversee lettings operations across multiple branches in Bristol, focusing on new business, team management, and operational excellence. You will lead a high-performing team and ensure growth across all locations.
Head of Lettings Core Duties:
*Drive the acquisition of new landlords and properties.
*Identify market opportunities and expand the portfolio.
*Build relationships with prospective clients and attend networking events.
*Lead and manage a team of lettings negotiators and support staff across multiple offices.
*Set performance targets, monitor KPIs, and conduct regular performance reviews.
*Provide coaching, training, and professional development to the team.
*Oversee day-to-day lettings operations, ensuring high standards of service.
*Ensure compliance with industry regulations and local legislation.
*Continuously improve operational processes for efficiency and profitability.
*Manage relationships with existing landlords and clients.
*Offer expert advice on market conditions, rental yields, and property management.
*Act as a senior point of contact for high-value clients.
*Collaborate with the marketing team to execute targeted campaigns.
*Maintain brand consistency across all offices.
*Utilise digital platforms and social media to increase visibility.
*Manage the lettings department’s budget and financial performance.
*Report on revenue, profitability, and key performance metrics.
*Maximise revenue opportunities while controlling costs.
Head of Lettings Core Skills & Experience:
*Proven experience in lettings management and team leadership.
*Strong business development skills with a focus on new client acquisition.
*In-depth knowledge of the Bristol lettings market and relevant legislation.
*Excellent communication, negotiation, and interpersonal skills.
*Ability to lead and motivate a team across multiple locations.
*Strategic thinking with the ability to implement business plans.
*Proficient in property management software and Microsoft Office.
*Full UK driving license (travel between branches required).
Head of lettings Package:
*Salary: £35,000 - £40,000 (OTE £55,000 - £60,000)
*Holiday: 25 days annual leave + Bank Holidays
