Job Description:
Stock Condition Surveyor
*Location: London, SE1 - mobile role
*Job Type: Temporary (ongoing until at least March 2026)
*Salary: Up to £40 per hour (umbrella)
*Hours: Monday to Friday, 35 hours per week
Our housing association client are seeking a Stock Condition Surveyor for an immediate start in a mobile role that requires a basic DBS check. This position is crucial for ensuring high-quality, cost-effective programmes that meet customer expectations and comply with statutory and regulatory requirements.
The ideal candidate is a Stock Condition Surveyor with experience in conducting surveys for both occupied and vacant properties, a strong grasp of health and safety risks, and significant stock surveying experience or relevant qualifications. Proficiency in residential construction (both refurbishment and new build) and strong IT skills, especially in Microsoft Office, are essential.
The role involves developing relationships with colleagues and external agencies, supporting maintenance programs and asset management strategies, and engaging with customer feedback to enhance program delivery. Responsibilities also include liaising with external organizations and ensuring health and safety compliance. The position is primarily site-based, with occasional office attendance at the Ealing Gateway office. The manager is flexible and may allocate the candidate to a specific location within London, depending on proximity to stock holdings.
Day-to-day of the role:
*Develop effective working relationships with colleagues and external agencies.
*Support the delivery of planned, cyclical, and maintenance programmes and services in line with the Asset Management Strategy.
*Work proactively with residents and colleagues to ascertain programme priorities and service needs.
*Play a key role in developing customer expectations and stakeholder involvement in a programme of projects.
*Analyse and act upon customer feedback and performance data to ensure programme targets and operational KPIs are met.
*Address any underperformance or service failures using legal and contractual knowledge.
*Conduct stock condition surveys, HHSRS surveys, Fire Risk Assessments, and DDA audits on internal and external domestic properties.
*Upload survey data onto the Asset Management database and provide management information and reports as necessary.
*Ensure compliance with health & safety standards relevant to the role, including site safety and risk management.
Required Skills & Qualifications:
*Experience in carrying out stock condition surveys to occupied, void properties, and communal areas.
*HND/HNC in Building or equivalent qualification.
*Experience in Housing Health and Safety Rating System (HHSRS) assessments.
*Experience in conducting DDA audit reports and fire risk assessments in communal areas.
*BOHS P402 or similar qualification is desirable.
*Strong understanding of health and safety risks associated with Stock Condition Survey work.
*Proficient in IT with effective numeracy and communication skills.
*Must hold a full driving licence and have access to own vehicle.
