Job Description:
We are seeking an experienced Property Manager to take ownership of a mixed London and Swindon residential portfolio. This is a hands-on, responsibility-led role suited to someone who understands lettings inside out and is confident navigating compliance, legislation, and landlord relationships without being micromanaged.
The role offers genuine flexibility and autonomy, with one day per week spent visiting London properties and the remaining time split between Swindon and remote working.
Part-Time | 3 Days per Week (Flexible)
Salary: £35,000 per annum pro rata
Key Responsibilities
• Day-to-day management of a residential lettings portfolio across London and Swindon
• Primary point of contact for landlords and tenants
• Ensuring full compliance with all current lettings legislation and regulatory requirements, including:
• Gas & Electrical Safety
• EPCs
• Right to Rent
• Deposit registration and prescribed information
• HMO and licensing awareness (where applicable)
• Managing maintenance issues from instruction through to resolution
• Liaising with contractors and suppliers to ensure cost-effective, timely works
• Conducting property visits and inspections (including London site visits one day per week)
• Supporting renewals, rent reviews, and tenancy changes
• Maintaining accurate records and property files
Essential Experience
• Proven experience in residential property management and lettings
• Strong working knowledge of UK property legislation and compliance
• Confident managing portfolios independently
• Organised, detail-driven, and commercially aware
• Comfortable communicating with landlords, tenants, and contractors
• Full UK driving licence preferred
