Lettings Negotiator

An excellent opportunity has arisen for an experienced Lettings Administrator / Negotiator to join a well-established and highly regarded independent estate agency. This role will suit a lettings professional who enjoys the operational and compliance side of the business and takes pride in delivering an outstanding service to both landlords and tenants.
You will be an integral part of a supportive and experienced lettings team, playing a key role in the smooth and efficient running of the department.
The Role
The position focuses primarily on property maintenance, compliance and day-to-day lettings administration, while still requiring a strong understanding of the full lettings lifecycle.


Key responsibilities include:
*Managing property maintenance and compliance issues from start to completion
*Logging and overseeing maintenance through Fixflo
*Raising works orders, arranging contractor access and managing jobs through to completion
*Processing invoices and liaising with contractors, landlords and tenants
*Supporting applicants, registrations and viewing activity
*Assisting with property marketing and launches
*Ensuring compliance with Money Laundering Regulations and internal procedures
*Maintaining knowledge of lettings legislation, including the Renters Reform Bill and Welsh Act 2016


About You
*Minimum of 12 months’ lettings experience (property management experience highly advantageous)
*Confident dealing with maintenance, compliance and tenant/landlord queries
*Good understanding of the full lettings process from instruction to end of tenancy
*Knowledge of Fixflo, Reapit or Propman preferred
*MARLA qualification advantageous (or working towards)
*Highly organised with strong attention to detail
*Professional, confident communicator and team player
*Proactive, adaptable and keen to continue developing professionally
