Salary – Up to £50,000 (Depending on Experience) OTE up to £80,000
Working Hours: Monday – Friday 8:30am – 6pm
Driver & Own car required
Our client is seeking an experienced and commercially driven Head of Lettings to lead and grow the lettings function across their London branches. This is a senior operational and revenue-focused role, responsible for driving instructions, managing landlord relationships, ensuring compliance excellence, and leading a high-performing lettings team.
The role combines business development, valuation expertise, team leadership, and operational oversight, with accountability for performance, standards, and profitability across the lettings department.

Responsibilities:
Valuations & Landlord Acquisition
• Carry out high-quality rental valuations across the three branch catchments
• Win new instructions through professional presentation and market expertise
• Advise landlords on rental pricing, strategy, compliance, and market conditions
• Build strong relationships with landlords, developers, and investors
Negotiation & Deal Oversight
• Lead or oversee negotiations between landlords and tenants
• Guide negotiators on rental levels, incentives, and special conditions
• Support complex, portfolio, and high-value instructions
Terms of Business & Compliance
• Draft and control Terms of Business
• Ensure compliance with lettings legislation and regulatory obligations
• Oversee landlord onboarding and documentation
• Ensure all compliance documentation is in place
Team Leadership & Performance
• Manage lettings teams across three branches
• Recruit, train, and performance-manage negotiators
• Set and monitor performance targets
• Conduct one-to-ones and pipeline reviews
Operational Oversight & CRM Control
• Ensure all properties are correctly listed on the CRM and portals
• Maintain control of applicant registrations, viewings, and offers
• Oversee deal progression and reporting
Tenant & Client Liaison
• Act as senior escalation point for landlords and tenants
• Ensure consistently high service standards
Strategy, Growth & Reporting
• Work with Directors on lettings strategy and growth
• Prepare management performance reports
PERSON SPECIFICATION
Experience & Knowledge
• 7+ years London lettings experience
• Proven record of valuations, instruction-winning, and team leadership
• Strong legislative and compliance knowledge
Skills & Attributes
• Strong commercial and negotiation skills
• Professional and credible client manner
• Excellent leadership and organisation
• Confident CRM and systems user
Qualifications
• ARLA / Propertymark preferred
• Full UK driving licence essential
