Job Description:
Housing Defects & Compliance Officer
Company office: Southend-on-Sea, Essex
Hours: Monday - Friday 9-5.30pm
Full UK driving licence is essential for this role.
Purpose of Role
The Housing Defects & Compliance Officer supports the Head of Works and Compliance by carrying out detailed inspections across the property portfolio. The role identifies defects, monitors compliance with Health & Safety regulations, council licensing, and statutory obligations, and recommends remedial and preventative maintenance to keep properties safe and compliant.
Key Responsibilities
*Produce detailed survey reports on void rental units, identifying defects and works needed for re-letting.
*Investigate reported maintenance issues, provide feedback, and issue work schedules to the maintenance team.
*Ensure properties comply with licensing requirements through regular checks; escalate unresolved or high-risk issues.
*Conduct routine property inspections to identify early defects and recommend preventative maintenance.
*Assist with the out-of-hours emergency line.
Scope & Impact
Responsible for ensuring properties meet safety, maintenance, and regulatory standards, directly affecting tenant safety and company compliance. Makes decisions on immediate repairs or safety risks and escalates complex or high-risk issues to senior management.
Skills & Knowledge
*Strong defect identification and maintenance knowledge.
*Good understanding of Health & Safety, council licensing, and PRS legislation.
*Excellent communication and interpersonal skills for liaising with tenants, contractors, and authorities.
*Ability to work independently, manage time effectively, and prioritise tasks.
*Proficient in Microsoft Word, Excel, and email; experience with property management software (MRI Evolution or similar) desirable.
Experience
*Experience in property defect identification and compliance inspections.
*Experience in the Private Rented Sector preferred but not essential.
