Job Summary
We are looking to recruit a dynamic, confident and articulate individual as LETTINGS NEGOTIATOR to work from our busy Newark office.
Previous Lettings experience is not a pre-requisite, as full training will be given, however you must demonstrate the skills required to be successful in this role.
Ideally you will have a desire to carve a career in property and customer service and have the ability to multitask and prioritise work in a busy fast-moving environment. The role is predominantly office based, however there will be a need to visit properties to carry out viewings and inspections, so a full clean (manual transmission) driving licence is essential.
Additionally, you will deal with tenant maintenance requests and progressing them through to a satisfactory conclusion. In order to carry out this effectively you may be required to visit rental properties to establish what the maintenance issue is and appoint an appropriate contractor.
Contributing to the overall running of an efficient office, you will deal with enquiries over the telephone, face to face and email. Ensuring records are maintained and property certificates are up to date, your attention to detail must be paramount. You will also be required to participate in regular audits and property inspections.
We are a customer focused business, and as such maintaining a calm, credible and professional manner when dealing with clients will ensure you deliver an exceptional level of service. You must be computer literate being particularly proficient with Microsoft Word, Excel and Outlook as well as using web-based CRM systems. You will also be required to cover weekend issues on a rota basis as part of your contract, however additional holidays will be offered in leu.

Responsibilities
*Contribute to overall running of an efficient office
*Record all key activities in property management system
*General communication with clients (written, telephone, email and F2F)
*Property enquiries (Rightmove/Email/Telephone)
*Drawing up contracts and other legal documentation
*Preparation of Move-In packs
*Utility readings notifications
*Log and manage maintenance requests including third party contractors
*Chasing late rents
*Manage annual certificates (eg gas inspections, electrical, EPC etc)
*Arrange property inspections and record results
*Carry out property viewings and inspections (vehicle provided)
*Assist with audits (Keys, Gas Certificates, Legionella, Inspections, Renewals)
*Anything else required of you by the business
