Job description of a Block Manager
Working within the expanding Block Management department and reporting directly to the Head of Block Management, this person should already have had a good exposure to Block Management, dealing in long leasehold block management and have a good awareness of current legislation and compliance that affect residential property management.
Responsibilities of a Block Manager
· Management of maintenance issues across multiple sites, planned and reactive.
· Dealing with financial management, assisting in preparing, reviewing, and implementing annual budgets for each block.
· Regular expenditure reviews and authorising payment of all invoices.
· Client liaison
· Preparing regular reports to Directors, Freeholders and Board members.
· Deal with outstanding debts once routine credit control procedures is completed.
· Dealing with clients, leaseholders, residents associations and service providers.
· Frequent site visits
· Ensure all insurance cover is valid and appropriate for each block.
· Maintain in house statutory compliance records
· Maintain an asset register for all blocks.
· Attend AGM’s and board meetings.
· Health & Safety, Fire Risk Assessments, H&S reports – ensuring all legislation and policies are always adhered to.
· Implementation and oversight of the Section 20 consultation process.
· Contract management, parking management and legal compliance is all adhered to.
Skills and Attributes of a Block Manager
· Full UK driving licence, desirable
· Proven background within block management and have a good understanding of long leasehold and applicable legislation
· Ideally TPI qualified or happy to study towards it.
· Exemplary communication and written skills
· Professional knowledge of basic computer packages with strong oral and written communication skills
· Eye for detail with a proactive attitude
