Job Description:
Job Title: Land & New Homes Manager
Salary: £80-£100k OTE (strong basic & guarantee)
Location: West London
The Role A senior, end-to-end Land & New Homes role with full responsibility for sourcing opportunities, winning instructions, and delivering new homes sales.
You will own the function commercially and operationally, working closely with the business owner while they focus on the wider company. The role is focused on new homes, and winning new developments.
Key responsibilities:
* Secure new homes, development, and land opportunities across West London
* Build and manage developer and landowner relationships
* Track planning activity to generate pipeline
* Advise on feasibility, GDV, pricing, phasing, and go-to-market strategy
* Lead site launches and manage sales programmes through to completion
* Set, track, and report against targets (pipeline, GDV, absorption, revenue)
* Manage budgets, forecasts, and departmental profitability
What You’ll Need * 5-10+ years’ Land & New Homes / development experience in London
* Proven delivery of multiple site launches
* Background in agency, developer, or consultancy
* Strong commercial and analytical capability
* Established developer and landowner network
* Senior, autonomous operator
