Job Purpose
We are looking for a proactive and skilled professional to take the lead in transforming A&R strategy into land-ready, legally compliant, and fully deliverable projects. This role is central to shaping high-quality visitor experiences across our estate, ensuring that every site is designed, consented, and prepared for successful implementation.
*Project Delivery: Translate strategic A&R plans into practical, deliverable projects across multiple sites, ensuring all work is aligned with organisational objectives and visitor experience goals.
*Land Consents & Compliance: Lead on securing all necessary landowner permissions, statutory consents, and regulatory approvals, ensuring projects meet legal, environmental, and planning requirements.
*Estate & Access Design: Oversee the design and planning of estate improvements, including access routes, trail networks, gateways, signage, and visitor flow considerations.
*Infrastructure & Enabling Works: Manage the planning and delivery of enabling works such as car park upgrades, water access points, small capital improvements, and essential infrastructure enhancements.
*Stakeholder Coordination: Work closely with internal teams, external partners, contractors, and landowners to ensure smooth project progression from concept to delivery.
*Risk & Budget Management: Identify project risks early, propose mitigation strategies, and ensure all works are delivered within agreed budgets and timelines.
*Quality & Standards: Champion high standards of design, safety, accessibility, and sustainability across all A&R projects.
Accountabilities & Responsibilities
Land Permissions, Compliance & Legal Readiness
*Lead land-based due diligence to ensure all A&R proposals are legally and operationally deliverable.
*Secure planning permissions, SSSI consents, heritage approvals, access modifications and environmental permits.
*Interpret and apply the Water Industry Act, CROW, byelaws, rights of way legislation and Public Spaces Protection Order.
*Work with Legal, Property, Environmental and Catchment teams to ensure compliance at all stages of delivery.
Estate Planning, Design & Site Layout
*Provide professional land input on the design of visitor infrastructure such as car parks, trails, visitor gateways and water access points.
*Commission estate layout drawings, feasibility studies and constraints mapping.
*Ensure designs protect water quality, sensitive habitats, heritage assets and local community amenity.
Project & Programme Delivery
*Manage delivery of A&R infrastructure projects from initial concept to on-the-ground completion.
*Lead enabling works, access improvements, signage programmes and small capital upgrades.
*Develop project plans, budgets, procurement approaches and risk assessments.
*Ensure works deliver high-quality, safe and sustainable outcomes.
Contractor, Consultant & Partner Management
*Identify, tender and manage relevant consultants to support delivery e.g. land specialists, planners, ecologists and technical consultants.
*Ensure compliance with CDM, health & safety, environmental protection, and UU contractor standards.
*Carry out quality assurance, inspections and sign-offs for completed works.
Stakeholder & Community Engagement
*Liaise with councils, statutory bodies, community groups, volunteers and external partners.
*Explain schemes clearly and confidently, including land impacts, constraints and mitigation.
*Present proposals to senior leaders and stakeholders.
Environmental, Water Quality & Heritage Protection
*Ensure all works protect watercourses, habitats, woodland, heritage assets and designated sites.
*Lead ecological mitigation planning with specialist teams.
*Promote sustainable access and nature-positive design approaches.
