Job Description:
Property Manager
Salary: £27,000 – £30,000 DOE + Bonus
Location: Brighton
Hours: Monday–Friday, 8:45 AM–5:30 PM
Saturdays: 10:00 AM–4:00 PM (1 in 3, with a day off in lieu during the week)
Extended Saturday hours (9:00 AM–5:00 PM) apply during August and September. Please note that annual leave is restricted during this peak period.
Requirements: Full UK driving licence and own vehicle essential – trader’s permit provided

This is an exciting opportunity to join a proactive and supportive team managing a portfolio of 70–90 properties—primarily student houses and HMOs. If you’re organised, people-focused, and thrive in a fast-paced environment, we’d love to hear from you.
Key Responsibilities:
*Advising landlords and tenants on the lettings process.
*Arranging and conducting viewings with prospective tenants.
*Selecting reliable and responsible tenants.
*Preparing tenancy agreements and coordinating inventories/check-outs.
*Overseeing referencing and compliance procedures.
*Marketing rental properties and ensuring legal requirements are met.
*Conducting mid-term property inspections.
*Managing deposit return processes and liaising with all parties at tenancy end.
*Building and maintaining relationships with landlords.
*Advising on current market rental values.
*Coordinating property maintenance and contractor schedules.
*Working collaboratively with contractors, cleaners, inventory clerks, and suppliers.
*Staying up to date with changes in lettings legislation.
What We’re Looking For:
*Previous experience in property management or lettings administration.
*Strong communication and interpersonal skills.
*Highly organised with the ability to manage multiple priorities.
*Confident using CRM systems and general IT platforms.
*Problem-solving mindset and a commitment to excellent customer service.
*Ability to work independently and as part of a close-knit team.
*Full UK driving licence and own transport.
