Job Description:
Next Chapter Talent is delighted to be representing a respected, independent London-based property management firm in the search for an accomplished Block Manager.
Our client has built a reputation for delivering thoughtful, transparent and quietly effective block management across London and the Home Counties. They are not volume-driven or transactional. Their approach is deliberate, detail-focused and relationship-led — and they are now looking for a Block Manager who operates in the same way.
This is an opportunity for someone who values professionalism, clarity and long-term client relationships over noise.
The Role
You will take full ownership of a residential portfolio, managing each building with structure, confidence and accountability.
This role requires someone comfortable balancing operational oversight with client-facing leadership — someone who understands that strong property management is equal parts organisation, communication and commercial awareness.
What You’ll Be Responsible For
Portfolio Oversight
*Managing the day-to-day operations of a residential block portfolio
*Conducting regular site inspections with structured reporting
*Coordinating reactive and planned works with trusted contractors
*Maintaining high standards across service delivery
Compliance & Risk
*Ensuring full statutory compliance across health & safety and fire safety
*Overseeing insurance renewals and claims
*Maintaining clear, accurate building records
Financial Management
*Preparing and managing service charge budgets
*Monitoring expenditure and explaining variances clearly
*Reviewing contractor invoices with commercial awareness
Client & Resident Relationships
*Acting as the primary point of contact for resident directors and leaseholders
*Attending AGMs and meetings with professionalism and composure
*Managing expectations calmly and constructively
Lease & Legal Awareness
*Interpreting lease provisions confidently
*Serving relevant notices where required
*Liaising with legal professionals when necessary
About You
*Proven UK residential block management experience
*Strong service charge and financial management capability
*Solid understanding of leasehold legislation
*Clear, articulate communication style
*Composure under pressure
*A proactive, solutions-led mindset
Professional qualifications (IRPM, TPI, RICS or working towards) are advantageous, but experience and delivery matter most.
