Job Description:
Job PurposeTo pro-actively manage and undertake general asset management and valuations of the company’s land and property holdings, including the commercial investment and corporate portfolios.
To drive the performance of the company’s commercial investment portfolio to maximise income, capital, redevelopment and investment opportunities.
To ensure that the company’s commercial investment portfolio is well managed, maintained and competitive in the market.
Service Roles & Responsibilities
*Manage the day-to-day operations of the company’s commercial property portfolio.
*Develop and implement property strategies and asset management plans.
*Provide property and surveying advice to senior stakeholders (Directors, Councillors, departments).
*Handle leasing activities - new leases, renewals, rent reviews, and negotiations.
*Manage property acquisitions and disposals, including negotiations and compensation cases.
*Ensure properties are properly maintained and compliant with regulations.
*Conduct valuations and property appraisals across the portfolio.
*Prepare and present reports for committees and meetings.
*Maintain accurate property records, databases, and documentation.
*Monitor performance, budgets, and service standards, ensuring value for money.
Manager Roles & Responsibilities
*Work collaboratively across teams to support overall company goals.
*Ensure the team understands their role, objectives, and contribution.
*Manage and resolve team performance and staff issues.
*Conduct regular 1:1 meetings and team discussions.
*Act as a representative (ambassador) for the company.
*Communicate and coordinate with other departments effectively.
*Support sustainability and climate goals in service delivery.
*Use performance data to improve team and service outcomes.
*Manage and monitor budgets and financial performance.
*Ensure compliance with policies, regulations, and health & safety standard
Key Experience & Skills
*Proven experience working in property/estate management (local authority, consultancy, or corporate environment).
*Strong background in asset management, property investment, and development.
*Experience in valuations, acquisitions, and property disposals.
*Ability to manage various property types (industrial, office, retail, leasehold).
*Experience in project management and delivering property-related projects.
*Previous team supervision or people management experience.
*Skilled in using property management systems, valuation software, and Excel.
*Professionally qualified (e.g., RICS/MRICS) or equivalent relevant degree.
*Strong communication, problem-solving, and stakeholder management skills.
*Ability to manage workload, adapt to change, and deliver customer-focused services.
