Principal Surveyor
*Location: Rochdale
*Job Type: Full-time/Part-time (Hybrid working)
*Contract: 3-month initial term
We are seeking a Principal Surveyor to join our friendly and professional team. This role offers a varied caseload including valuations, disposals, landlord and tenant (L&T) issues, and general estate management duties. The successful candidate will support the Head of Estates and the Council’s business centres management team. This position is ideal for candidates who are available in the near future and are looking for a dynamic role in estate management.
Day-to-day of the role:
*Provide strong leadership in the management and delivery of the Estate Management Team’s operational services.
*Undertake professional work including valuation of commercial and residential property, acquisitions, disposals, property review, and general estate management.
*Support and deputise for the Head of Estates as required.
*Manage and develop professional processes and contribute to the development of effective business processes and quality systems.
*Engage in detailed negotiations for disposals, acquisitions, landlord and tenant issues, development options, and other purposes.
*Ensure the effective management of personnel and budget resources, including forecasting and monitoring task and project budgets.
*Provide leadership and supervision to junior staff, promoting professional development and succession planning.
Required Skills & Qualifications:
*Experience in estate management, particularly in valuations, disposals, L&T issues, and general estate management.
*Knowledge of the north-west property market is preferred.
*Experience in service charge accounting is beneficial but not essential.
*Strong leadership skills and the ability to manage a varied caseload.
*Excellent communication and negotiation skills.
*Ability to work both independently and as part of a team.
