Job Description:
OverviewWe are working with a boutique, high-quality prime and super-prime residential property business seeking an experienced Property Manager to oversee a small portfolio of prestige residential blocks.
This is a hands-on role suited to someone who enjoys working autonomously and taking full ownership of their portfolio. You will be responsible for the day-to-day management of approximately 6–7 residential developments, delivering a high standard of service to high net worth leaseholders and clients.
Key Responsibilities*Manage a portfolio of residential blocks, ensuring properties are maintained to a high standard
*Act as the main point of contact for leaseholders, freeholders and residents
*Carry out regular site inspections and identify maintenance requirements
*Instruct and manage contractors, ensuring works are completed to a high standard and within budget
*Prepare and manage service charge budgets and monitor expenditure
*Oversee major works projects and Section 20 consultations where required
*Ensure full compliance with health & safety and relevant property legislation
*Arrange and manage insurance renewals and claims
*Handle resident queries, complaints and dispute resolution professionally
*Attend and chair AGMs and client meetings where required
*Maintain accurate records and documentation across the portfolio

Requirements*Proven experience in block / residential property management
*Ability to manage a portfolio independently
*Strong knowledge of service charges, leasehold management and compliance
*Confident managing contractors, budgets and client relationships
*Excellent communication and organisational skills
*Proactive and solutions-focused approach
Desirable*IRPM, ARMA or RICS qualifications (or working towards)
*Experience within a boutique or independent property business
*Strong understanding of Section 20 processes and major works
