Job Description:
Stock Condition Surveyor
*Pay Rate: £18.36 – £19.81 per hour
*Location: Bury
*Hours: 37 hours per week
*Contract Type: Temporary / Ongoing
Join our team as a Stock Condition Surveyor and contribute to a high-quality programme of stock condition surveys across the council’s housing portfolio. This role is crucial in providing accurate and timely data to support asset management, investment planning, and compliance with statutory obligations.
Day-to-Day of the Role
*Undertake detailed stock condition surveys of council-owned residential properties, assessing the age, condition, and remaining life of building elements and components.
*Maintain and update the stock condition database, ensuring data accuracy, consistency, and compliance with asset management and legislative requirements.
*Prioritise properties for surveys based on condition, risk, and last inspection date, contributing to a rolling programme of stock condition surveys.
*Identify urgent repair needs and issue appropriate works orders where required.
*Support the development of planned, cyclical, and capital maintenance programmes through condition data, feasibility assessments, and recommendations.
*Assist with on-site inspection and monitoring of works to ensure delivery to specification, statutory standards, and health and safety requirements.
*Liaise with internal teams, contractors, and external partners as the client representative at meetings and site visits.
*Ensure all surveying activity is undertaken in line with health and safety legislation, council policies, and best practice.
*Work collaboratively within the service, sharing knowledge and supporting colleagues where required.
Required Skills & Qualifications
*GCSEs (or equivalent) in English and Maths.
*HNC (or equivalent) in Building Studies or a related construction discipline.
*Demonstrable knowledge of building construction, defects, maintenance, and health & safety legislation.
*Experience of carrying out property inspections and surveying residential dwellings.
*Understanding of housing legislation and current best practice within the public housing sector.
*Ability to accurately record, analyse, and interpret technical and condition data.
*Strong IT skills, including use of databases and reporting systems.
*Ability to manage workload independently, prioritise tasks, and meet deadlines.
*Full UK driving licence (or equivalent ability to travel between sites).
