Southampton

Full-time, Permanent (37 hours per week)

Are you an experienced leader in planned maintenance, capital works, or asset management? Ready to take ownership of high-value programmes and make a real impact?
We’re looking for a Senior Planned Operations Manager to lead the delivery of large-scale planned and cyclical works across a diverse housing portfolio.
What you’ll be doing
You’ll take full responsibility for delivering a £28m planned investment programme across homes, including kitchens, bathrooms, roofing, windows, and cyclical decorations.
This is a strategic and hands-on leadership role where you will:
• Lead and develop managers, operatives, and contractors
• Manage large budgets, ensuring strong financial control and value for money
• Oversee contract management and supplier performance
• Ensure compliance with health & safety and housing regulations
• Drive continuous improvement and service innovation
• Work closely with finance teams on forecasting and long-term planning
• Engage with residents to deliver a high-quality customer experience
What we’re looking for
• Proven experience in planned maintenance, capital works, or asset management
• Background in social housing, construction, or property services
• Experience managing multi-million-pound budgets
• Strong leadership and team management skills
• Knowledge of compliance, health & safety, and housing regulations
• Excellent communication and stakeholder management skills
• Ability to drive performance and operational efficiency
Bonus if you have experience in contract procurement, in-house delivery models, or relevant professional qualifications.
