Full job descriptionMaintenance Operative - Residential Development
Location:Harrow
Salary: £30,000 - £32,000
Hours: Monday to Friday, 8:00am - 4:00pm or 9:00am - 5:00pm
are seeking a proactive and reliable Maintenance Operative to join a well-presented residential development in NW London. This is an excellent opportunity to become part of a long-standing, supportive team within a welcoming working environment that offers genuine opportunities for professional growth and development.
Key Responsibilities*Provide general maintenance support across the residential development.
*Liaise with authorised contractors and tradespeople, providing site access and updating the Development Manager on the progress and completion of works.
*Report defects, incidents, and maintenance concerns, taking appropriate corrective action in consultation with the Development Manager.
*Conduct regular emergency lighting tests and assist with monthly fire alarm checks.
*Maintain accurate records of maintenance activities, repairs, and lighting issues.
*Carry out routine repairs including minor plumbing, electrical works, and lock replacements.
*Ensure all maintenance tools and equipment are securely stored and only used by authorised personnel.
*Pressure wash and clean bin stores weekly, while ensuring communal areas and footpaths are kept clean and presentable (seasonal requirement).
*Complete touch-up painting and minor decorative works in communal areas as required.
*Perform regular inspections and upkeep of terrace areas, including watering plants and general maintenance.
What We’re Looking For*Previous experience within residential, commercial, or facilities maintenance.
*Good all-round maintenance knowledge including basic plumbing and electrical repairs.
*Strong attention to detail and ability to work independently.
*Professional and approachable manner with good communication skills.
*A proactive attitude and willingness to support the wider team.
