Overview
A respected, well-established regional contractor with a strong pipeline across Oxfordshire and the surrounding counties is looking to appoint a Contracts Manager into its Special Works / Small-to-Medium Projects division.
This business is known for repeat work and reliable delivery across a varied portfolio: education, commercial, healthcare, heritage, refurbishment and small new-build schemes - typically £500k to £4m. With continued growth, they’re strengthening the operational leadership team to ensure consistent standards across multiple live projects.
This position would suit an experienced Contracts Manager, or a strong Project Manager ready to step into broader operational responsibility with multi-project oversight.


The Role - What you’ll be responsible for
As Contracts Manager, you’ll take ownership of several live projects at any one time, driving performance across programme, quality, safety, and commercial outcomes. You’ll provide hands-on operational leadership from early pre-construction activity through to completion and handover, ensuring teams are supported, risks are controlled, and clients receive a consistent, professional service.


Key Responsibilities
* Oversee multiple concurrent projects (£500k-£4m) from pre-construction through to handover.
* Lead and coordinate pre-construction inputs including procurement strategy, design coordination, programme planning and risk management.
* Ensure delivery is safe, compliant and aligned to company standards (quality, H&S, and contractual obligations).
* Provide leadership, guidance and accountability to Project Managers, Site Managers and on-site teams.
* Build strong relationships with clients, consultants and the supply chain to drive smooth delivery and repeat business.
* Monitor programme performance, reporting, cost forecasting and overall project health in partnership with commercial teams.
* Identify and resolve delivery issues early.maintaining a proactive, solutions-led approach across all schemes.
* Promote a positive and collaborative culture focused on performance, professionalism and consistency.


What We’re Looking For
* Proven experience as a Contracts Manager OR a Project Manager ready to step up into multi-project operational leadership.
* Strong background delivering building projects across sectors such as education, commercial, healthcare, refurbishment, heritage or small new build.
* Confident managing multiple schemes simultaneously, with excellent organisation, communication and stakeholder management skills.
* Solid understanding of contract administration, programme management, procurement and budget/commercial awareness.
* Strong client-facing capability - able to represent the contractor professionally and build lasting relationships.
* A commitment to high standards in quality, safety and continuous improvement.


What success looks like (first 3-6 months)
* You’ll quickly take ownership of a small portfolio of live projects and stabilise / improve programme consistency.
* You’ll build strong working relationships with client teams and consultants, ensuring clear communication and predictable delivery.
* You’ll support Project/Site teams with structure, standards and decision-making, improving reporting, forecasting and risk control.
