Full job descriptionOur client is a successful Mortgage Brokerage, who have been offering professional financial and mortgage advice for the last 20 years, and is now recommended by some of the leading UK House builders and Housing Associations.
Due to expansion and continued growth, they are looking to recruit an experienced BDM to promote their mortgage services to New Build Developers across the UK. This is a new position for the company, so it is a really exciting opportunity!
Ideally, you will be located around the M25 and be able to focus on the East and Central parts of the country.
Job Specification: Business Development Manager (New Build Mortgages)
Role Overview
The New Build Mortgage BDM is responsible for driving mortgage business growth within the new-build housing sector by developing strong relationships with our current housebuilders, approaching new house builders and liaising with key industry partners. The role combines strategic account management, field-based relationship building, and deep product knowledge to ensure the company becomes the preferred mortgage partner for new-build buyers.
Key Responsibilities
1. Relationship & Account Management
*Build and maintain strong relationships with national and regional housebuilders, site sales teams, and developer networks.
*Act as the primary point of contact for new-build partners, ensuring they understand product criteria, service levels, and lending appetite.
*Conduct regular site visits to support sales teams, provide training, and identify opportunities.
2. Business Development & Growth
*Deliver agreed regional sales targets through proactive pipeline management and partner engagement.
*Identify new partnership opportunities with developers and introducers.
*Support marketing initiatives, launch events, and promotional campaigns to increase brand visibility in the new-build sector.
*Analyse regional market trends, competitor activity, and housing demand to inform strategy.
3. Product & Market Expertise
*Maintain expert knowledge of new-build lending criteria, government schemes (e.g., Shared Ownership, First Homes, Deposit Unlock), and regional planning trends.
*Provide training and workshops to partners on product updates, affordability tools, and application processes.
*Work closely with underwriting and operations teams to ensure smooth case progression and resolve issues quickly.
4. Pipeline & Performance Management
*Monitor and report on pipeline performance, conversion rates, and partner activity.
*Use CRM systems to track engagement, log activity, and forecast business volumes.
*Provide weekly and monthly performance updates to senior management.
5. Compliance & Professional Standards
*Ensure all activity complies with FCA regulations, company policies, and responsible lending standards.
*Represent the company professionally at industry events, conferences, and networking forums.
Skills & Experience Required
Essential
*Proven experience as a BDM within mortgages, ideally with exposure to the new-build sector.
*Strong understanding of mortgage products, affordability assessments, and lending criteria.
*Demonstrated ability to build and maintain commercial relationships.
*Excellent communication, presentation, and negotiation skills.
*Ability to work autonomously, manage a field-based schedule, and deliver against targets.
*Strong analytical skills with the ability to interpret market data and pipeline performance.
Desirable
*Existing relationships with regional or national housebuilders.
*Experience working with specialist new-build brokers or networks.
*Knowledge of government-backed schemes and developer incentives.
*Understanding of the construction cycle and new-build sales processes.

Basic salary of £45k + £5k car allowance + bonus
OTE £70K
