Job Description:
Full job descriptionWe have an exciting opportunity for a highly motivated Repairs Inspector to join our team. In this role, you will carry out inspections across the Group’s housing stock, both before and after repairs, maintenance and refurbishment works. You will work closely with Delivery Co-ordinators and Works Planners within the Delivery and Planning (R&M) Team to ensure all projects are planned, delivered and completed in line with the required specifications. You will also play a key role in assessing repair, maintenance and refurbishment needs across the organisation.
Please note that this is a field-based role covering the Yorkshire and Calderdale portfolio.

Requirements
Outline of Key Responsibilities in the Repairs Inspector role...* Develop a clear understanding of the Group’s repair, maintenance and refurbishment requirements.
* Assess the current position and scope of required or completed works.
* Work alongside the Delivery and Planning (R&M) Team to identify required work orders, ensuring all works meet the Group’s standards and are delivered safely, on time and within budget.
* Monitor the performance and quality of both in-house teams and, where necessary, contractors and sub-contractors.
* Issue instructions and certificates to contractors in line with contractual requirements.
* Contribute to the development of team objectives and targets within the Delivery and Planning (R&M) Team.
* Regularly review policies and procedures relating to the Repairs and Maintenance service.
* Recommend improvements to ensure efficient and effective service delivery.
* Research new materials and components, assessing suitability and cost effectiveness.
* Prepare material costings and place orders where required.
* Prepare and order works as needed, ensuring compliance with statutory legislation.
* Maintain accurate and detailed site records, including site conditions, work progress, performance, labour allocation and reporting on budget risk.
* Liaise with Tenant Liaison Officers to support tenant consultation and selection of key components for refurbishment schemes, where required.
* Attend Tenants’ Association or Tenants’ Group meetings when requested.
* Visit sites regularly to ensure contractors and sub-contractors follow drawings and specifications and maintain high standards of workmanship and quality.
* Ensure projects progress within required timescales.
* Maintain, analyse and report on Key Performance Indicators.
* Where required, issue instructions and certificates, attend handover meetings and oversee contract variations.


We Are Looking for Someone Who Has...* Proven experience of conducting domestic property inspections
* Experience assessing maintenance and refurbishment requirements
* Proven experience delivering work on time and within budget (Desirable)
* Knowledge of current building policy and practice, including the Decent Homes Standard, Housing Health and Safety Rating System, and Asbestos Regulations
* Strong analytical skills
* Relevant Construction Industry qualification
* NVQ Level 2 or equivalent in a relevant discipline
*Full driving licence
*Hold a HSSRS Qualification or be willing to work towards qualification (Desirable)

*Please note that this is a field-based role covering the Yorkshire and Calderdale portfolio.
*Personal use of the company van
*27 days holiday (rising to 32 over 5 years’ service) + bank holidays
*You will work a total of 37 hours per week, scheduled between 08:00 and 19:30 across any five days from Monday to Saturday. The exact schedule will depend on business needs at the time. However, to give an idea, a typical working week may be Monday to Thursday from 08:00 to 16:00 and Friday from 08:00 to 15:30. Please note that this is subject to change based on business requirements.
