Full job descriptionCobalt Recruitment is delighted to be representing a high-end, fast-growing commercial property management business in their search for a Facilities Manager.
This role will see you taking responsibility for a cluster of five luxury office buildings within zone 1 of London and will give you the opportunity to shape a top-tier total FM service delivery and become a crucial part of a fast-growing-illustrious real estate brand that is challenging the status quo of the industry.

Key Responsibilities will include
*Managing the day-to-day operational delivery across 5 commercial office assets with an additional managed occupier floor within Central London.
*Overseeing all hard and soft FM services, ensuring delivery against agreed SLAs and KPI requirements.
*Maintaining statutory compliance across the portfolio, ensuring all certification, inspections and audits remain up to date.
*Coordinating planned preventative maintenance (PPMs) and reactive works through specialist contractors.
*Building and maintaining strong relationships with occupiers, providing a visible and proactive management presence.
*Monitoring contractor performance through regular service reviews, site inspections and performance meetings.
*Preparing, managing and monitoring service charge budgets, supporting forecasting and year-end reconciliations.
*Conducting regular property inspections, identifying maintenance requirements and opportunities to enhance building presentation and operational performance.
*Managing health and safety compliance, including risk assessments, permit-to-work procedures and contractor inductions.
*Supporting sustainability initiatives and identifying opportunities for continuous operational improvement.
*Utilising CAFM systems to manage planned maintenance schedules, compliance documentation and reporting.
*Liaising with surveyors, asset managers and professional consultants to support landlord objectives and deliver a consistently high standard of occupier service.
We’re looking for a Facilities Manager looking to focus more of quality of delivery rather than quantity of properties, or a Building Manager looking to apply a first-class service to a cluster of boutique properties. Strong knowledge of statutory compliance, contractor management, service charge budgeting and occupier engagement is essential, alongside excellent organisational and communication skills. IOSH Managing Safely is expected, while a NEBOSH qualification would be advantageous.
