Location: Remote / Home-based (UK-wide)
Contract Type: Self-Employed / Appointed Representative
Reports To: Regional Sales Manager / Head of Mortgages
Earnings: Commission-only, uncapped (typical OTE £40,000–£100,000+ depending on experience and pipeline)
Role PurposeTo provide fully compliant, whole-of-market (or panel) mortgage and protection advice to clients remotely, generating and converting own leads and/or working warm leads provided by the network, while maintaining excellent client outcomes and regulatory standards.
Key Responsibilities*Provide holistic mortgage and protection advice to clients via phone, video call, and email
*Source and secure new business through self-generation (referrals, marketing, past clients) and/or leads supplied by the network/estate agency partners
*Conduct fact-finds and affordability assessments in line with Consumer Duty and TCF principles
*Research the market and recommend suitable mortgage products from whole-of-market or panel lenders
*Submit and manage mortgage applications through to completion, liaising with lenders, solicitors, and estate agents
*Recommend appropriate protection products (life, critical illness, income protection, buildings/contents)
*Maintain accurate case records and compliant file notes on the CRM/back-office system
*Keep up to date with lending criteria changes, product updates, and regulatory requirements
*Manage own diary and pipeline to maximise conversion and client experience
*Meet minimum production/activity requirements as set by the network
Essential Requirements*CeMAP 1, 2 and 3 (or equivalent, e.g. CertCII MP) – fully qualified, certificates available
*Minimum [X months/years] experience giving regulated mortgage advice (varies by employer – some accept newly qualified)
*Proven track record of sourcing and/or converting mortgage business (if experienced)
*Strong knowledge of mortgage sourcing systems (e.g. Trigold, Mortgage Brain) and lender criteria
*Excellent telephone manner and ability to build rapport and trust remotely
*Self-motivated, disciplined, and comfortable managing your own workload without office supervision
*Reliable home working setup (quiet space, own IT equipment, stable broadband)
*Full right to work in the UK
Desirable*Existing client bank or lead-generation channel (e.g. social media, estate agency relationships, referral network)
*Equity release or later-life lending qualification (CeRER)
*Experience with protection/insurance sales
