Full job descriptionProperty Services Delivery Manager
We are currently working with a small and ambitious social housing provider in the Norfolk and Suffolk area to appoint a permanent Property Services Delivery Manager. The postholder will provide strategic and operational leadership to the Property Services Team working across the operating area, and to support the development of the organisation’s growth.
Salary: £45,000
Hours: 37 hours (Monday to Friday) – Hybrid working
Location: Across Norfolk and Suffolk
3 Direct Reports
Key duties:
*Support, empower, motivate and guide direct reports to drive performance and get the best from them and their teams
*Lead and develop a team to deliver the highest standard of property services including all aspects of repairs and maintenance and promote this throughout the organisation
*Alert to rising pressures in service quality and liabilities such as damp, mould, condensation and disrepair
*Ensure Key Performance Indicators and commissioned outcomes are delivered, demonstrating added value wherever possible
*Undertake meaningful one-to-ones and annual appraisals with direct reports
*Recruit and support the induction of new direct reports
*Manage the complaints register in line with the Ombudsman’s Code, identifying themes and making recommendations internally for service improvement
*Work closely with the Housing team to ensure that repairs are identified and resolved, empty homes are minimal, homes are let quickly and income is maximised
*Cost and price contracts and/or prospective services ensuring they are self-sufficient and sustainable
*Work alongside the Senior Leadership and Housing and Support Team to identify and procure suitable properties for Solo’s commercial endeavours
*Control and monitoring of compliance and safety
*Actively listening to others and communicating with clarity
*Manage expectations during communication with internal and external stakeholders and customers ensuring honesty and maintaining the integrity
*Write and present high-quality reports for internal and external audiences, along with contract management and reporting
The successful candidate will have:
*High level of knowledge and experience of delivering property and asset management services
*Significant experience and knowledge of the Regulator of Social Housing (RSH) guidelines and requirements
*Full UK Drivers License and access to a vehicle
