As a Property Manager, you will be responsible for managing a portfolio of residential and mixed-use developments, ensuring exceptional service delivery while building strong relationships with residents, leaseholders, contractors and key stakeholders.
The RoleYou’ll take ownership of a varied portfolio, ensuring developments are well maintained, compliant and managed to the highest standards.
Your responsibilities will include:
*Managing a portfolio of residential and mixed-use developments.
*Building strong relationships with residents, leaseholders and resident associations.
*Conducting regular site inspections and ensuring maintenance issues are resolved efficiently.
*Managing both planned and reactive maintenance works.
*Procuring contractors, obtaining quotations and monitoring contractor performance.
*Managing service contracts including cleaning, landscaping and estate services.
*Supporting the delivery of major works projects, including Section 20 consultation processes where required.
*Preparing property inspection reports, management reports and health & safety updates.
*Managing annual service charge budgets and monitoring expenditure.
*Assisting with year-end accounts and responding to financial queries.
*Monitoring service charge and ground rent arrears alongside internal teams.
*Working with legal colleagues on leasehold matters including licences to alter, lease extensions, enfranchisement and LPE1 enquiries.
*Managing lease breaches and supporting dispute resolution where necessary.
*Coordinating health & safety compliance, including Fire Risk Assessments and statutory inspections.
*Ensuring accurate property records are maintained using internal management systems.
About YouWe’re looking for an experienced residential property professional who enjoys building relationships, solving problems and delivering excellent customer service.
You’ll ideally have:
*At least two years’ experience managing residential or mixed-use developments.
*Experience managing service charge budgets and planned maintenance programmes.
*A solid understanding of leasehold property management.
*Experience managing contractors and external service providers.
*Knowledge of landlord and tenant legislation and health & safety requirements.
*Strong organisational skills with the ability to manage multiple priorities.
*Excellent communication and stakeholder management skills.
*A proactive, commercially minded approach with strong problem-solving abilities.
*Good IT skills, including Microsoft Office (experience with property management software would be advantageous).
Professional qualifications such as ATPI, MTPI or AssocRICS are desirable but not essential.
