Full job descriptionContracts Manager | Haslemere, SurreyAre you an experienced Contracts Manager looking to take full commercial and operational ownership of prestigious, high-end residential schemes? If you are a driven Contracts Manager ready for your next career move, this is an exceptional opportunity to lead high end projects with a premier contractor.
We are partnering with a leading main contractor renowned for delivering luxury private residential projects—ranging from high-end new builds and complex refurbishments to bespoke leisure complexes (£2M to £10M+) across Surrey, Sussex, and Hampshire. As their new Contracts Manager, you will be given the autonomy and platform to truly excel.
The Package & Perks*Location: Haslemere, Surrey (site-based as required)
*The Role: Full autonomy and commercial ownership, managing projects from mobilization to completion alongside dedicated site and QS teams.

Key Responsibilities*End-to-end project delivery (£2M to £10M+ luxury residential)
*JCT contract administration (Design & Build / Intermediate)
*Programme management, procurement, and driving site progress
*Commercial oversight: monthly valuations, variations, cost reporting, and final accounts
*Managing client, design team, and subcontractor relationships while enforcing top-tier H&S and quality standards
Key Requirements*Minimum 7 years’ experience as a Project Manager or Contracts Manager within high-end residential construction
*Proven track record running projects valued from £2M to £10M+ with strong JCT contract knowledge
*Strong commercial acumen and hands-on experience with valuations, cost control, and budgeting
*Relevant construction degree or professional membership (CIOB/RICS) is advantageous
