Are you ready to take your career in housing to the next level? Our client is on the lookout for a dedicated Contracts Manager to join their dynamic Asset Management team. This permanent position offers an exciting opportunity to make a significant impact on the property portfolio, ensuring that homes meet the Decent Homes Standard while delivering exceptional value to customers.
What You’ll Do:
As a Contracts Manager, you will be at the forefront of delivering an annual investment plan. Your responsibilities will include:
*Collaborating closely with the Investment Manager to ensure decent homes works are delivered on time, within budget, and with high customer satisfaction.
*Managing procurement and contract management of contractors, optimising in-house and external delivery.
*Acting as the Principal Designer under the Construction (Design and Management) Regulations 2015, ensuring compliance with health and safety legislation.
*Maintaining and utilising the Group’s Asset Management database to manage contracts effectively.
*Continuously evaluating service quality to identify and implement improvements.
*Monitoring budgets and forecasting future spend based on service demand.


Key Skills and Experience:
To excel in this role, you should possess:
*In-depth knowledge of Building Regulations, Health and Safety legislation, and contract administration.
*Experience with various contract types (NEC, JCT) and understanding the Decent Homes Standard.
*Strong ICT skills and familiarity with asset management systems.
*Ability to manage budgets, external contractors, and achieve performance targets.
*A proactive and self-motivated attitude with excellent communication skills.


Your Qualifications:
*A Building Maintenance or Construction degree, OND, HND, or equivalent.
*A professional qualification (or working towards) such as RICS, CIOB, RIBA.
*BOHS - P405 Managing Asbestos in Buildings certification.
*NEBOSH National Certificate in Construction Health and Safety.
