This is an excellent opportunity for a commercially focused surveyor with strong Landlord and Tenant expertise to take responsibility for a range of important property transactions, including rent reviews, lease renewals, lease re-gears and new lease agreements.
Key Responsibilities:
*Act as the primary point of contact for tenants across the Council’s mixed commercial estate
*Lead on Landlord and Tenant matters, including:
*Rent reviews
*Lease renewals
*Lease re-gears and negotiations
*New lease agreements
*Work closely with legal advisers to progress lease documentation and complete transactions within agreed timescales
*Liaise with finance colleagues to ensure rental income, service charges and other payments are accurately recorded
*Monitor and report on key lease events, including rent reviews, renewals, negotiations and wider estate management activity
*Monitor property income and expenditure budgets, identifying financial risks and opportunities
Key Requirements:
*MRICS qualification as a Chartered Surveyor
*Experience working within a local authority or wider public sector property environment
*Proven experience negotiating rent reviews, lease renewals and new lease transactions
*Experience managing a mixed-use or mixed commercial property portfolio
