An excellent opportunity has arisen for an experienced Property Manager to join a respected and growing independent estate agency in Hertfordshire. This role offers the chance to manage a portfolio of residential properties while delivering exceptional service to landlords and tenants throughout the tenancy lifecycle.

The Role
As Property Manager, you will be responsible for managing a portfolio of residential properties, providing a proactive and professional service to both landlords and tenants while ensuring properties remain compliant and well maintained.
Key Responsibilities
*Managing residential properties from tenancy commencement through to the end of the tenancy
*Acting as the main point of contact for landlords and tenants
*Coordinating repairs and maintenance works with contractors and suppliers
*Arranging and conducting property inspections
*Reviewing check-in and check-out reports and following up on any actions required
*Monitoring and maintaining compliance requirements, including Gas Safety Certificates, EICRs and EPCs
*Keeping landlords informed of property-related matters and maintenance recommendations
*Handling tenant enquiries, complaints and tenancy issues professionally and efficiently
*Processing property-related administration and maintaining accurate records
*Managing contractor performance and ensuring works are completed to a high standard
What We’re Looking For
Essential
*Previous experience in residential property management or residential lettings (ideally at least two years)
*Strong understanding of the UK lettings process
*Knowledge of landlord and tenant responsibilities
*Excellent communication and customer service skills
*Strong organisational and time-management abilities
*Ability to prioritise and manage a busy workload
*Good IT skills and experience with property management systems
*Professional, proactive and solution-focused approach
Desirable
*ARLA Propertymark qualification (or working towards)
*Experience using property management CRM
*Knowledge of current lettings legislation and compliance requirements
*Experience handling tenancy disputes, complaints and rent arrears
