Full job descriptionIf you know HMOs inside out and you would rather be out at properties spotting problems early than stuck behind a desk all day, this one is worth a look. It is a genuinely hands-on role for someone who takes pride in keeping properties safe, compliant and properly cared for.
About our clientOur client manages a portfolio of HMOs and is looking for someone to take real ownership of the day to day. It is a business where property standards and compliance actually matter, and they want someone who treats that as the job rather than a box to tick.
The roleThis is a combined property management and hands-on property care role, based in Reading. You will own the portfolio day to day, keeping tenancies, records and compliance in order, while also being the person who visits the properties, catches the issues early and makes sure they get sorted. Full training is provided on the property management system they use, so you do not need experience of any particular platform to be a strong fit.
What you’ll be doing*Managing tenancies end to end, from move-ins and renewals through to complaints, access and arrears escalation
*Keeping compliance tight, with licences, certificates and inspections all tracked well in advance
*Visiting properties on a planned rota to check condition, communal areas, fixtures, furniture and external areas
*Spotting defects early, from leaks and damp to failed fittings and general wear, and getting the right trades in
*Handling minor low-risk fixes yourself where it is safe to, and coordinating contractors for anything specialist
*Giving management clear, concise visibility of compliance, maintenance, occupancy and any risks
Skills and experienceEssential
*Around 3 to 5 years in residential property, HMO or portfolio management
*Direct responsibility for multiple properties or tenancies
*Confident managing tenants, complaints, access and arrears escalation
*A structured approach to compliance, including certificates, inspections and expiry control
*Comfortable inspecting properties and knowing when a job needs a qualified trade
*A full UK driving licence and the ability to travel between properties
*Valid UK right to work
Desirable
*Experience specifically within HMOs
*Familiarity with property management software such as Arthur Online, though full training is provided
*A preventative maintenance mindset
