We are currently working with a large London based Housing association that are looking to recruit two housing partners on a temporary basis. The postholder will directly deliver a range of tenancy management and neighbourhood services, collaborating with key colleagues from across the organisation as well as developing relationships with other local service providers. You will aim to sustain tenancies and ensure neighbourhoods are clean, safe and a place where our customers want to live and thrive.
Rate: £21.90 per hour (Umbrella)
Length of Contract: 1 month with the potential for extension
Hours: 37 per week
Location: W9 and Southwark Patch - circa 600 properties
Key responsibilities:
*Manage tenancies proactively, providing a visible, face-to-face service and building positive relationships with new and existing customers across your patch
*Support customers throughout their tenancy journey, including property viewings, new tenancy visits, tenancy audits, end-of-tenancy visits, property inspections, mutual exchanges and transfers
*Manage complex enquiries and customer issues, providing clear information and working collaboratively with colleagues to support effective complaint resolution
*Manage tenancy-related applications, including succession and assignment, ensuring decisions and actions comply with relevant legislation, organisational policies and tenancy agreements
*Support the Housing Project Lead with the successful letting of new-build properties and help establish and embed new neighbourhoods
*Take appropriate tenancy enforcement action where breaches occur, including progressing legal action when required. This may include cases involving tenancy fraud, nuisance behaviour, unauthorised alterations, overcrowding and abandonment
*Work collaboratively across the organisation to help resolve access issues and ensure customers’ homes receive essential health and safety repairs and compliance-related services
*Carry out property inspections and tenancy audits as part of targeted programmes, ensuring homes meet required standards and are safe and suitable for customers
*Identify customer support needs and property suitability requirements, providing information and guidance and making appropriate referrals or signposting to statutory and voluntary agencies
*Complete regular estate and neighbourhood inspections, proactively identifying and addressing environmental nuisance and working with colleagues in Homecare to maintain high standards across estates and communal areas
*Develop an in-depth knowledge of your patch, using local insight, customer feedback and data to identify priorities and develop improvement plans that contribute to thriving, sustainable neighbourhoods
*Act as a local ambassador, participating in community development events, encouraging customer engagement and identifying opportunities to involve and support those who would benefit most
*Promote positive neighbour relationships and safe communities, taking proactive action in response to behaviours that may affect customer wellbeing. This will include addressing household and property-related noise, communal area issues, garden, vehicle and pet nuisance
The successful candidate will have:
*Ability to understand tenancy and neighbourhood management and experience of delivering a front-line service in a related field
