An exciting opportunity has arisen for an experienced Lettings Manager to join a growing and ambitious property business in Exeter.
This is a hands-on leadership role offering genuine autonomy and the opportunity to oversee both the lettings and property management functions. We’re looking for an experienced property professional who enjoys managing a portfolio while also leading, mentoring and developing a high-performing team.
You’ll be responsible for driving operational excellence, improving systems and processes, monitoring performance and ensuring exceptional customer service for landlords and tenants alike. Supported by your own dedicated Property Administrator and Lettings Negotiator, you’ll have the resources needed to succeed while helping shape the future growth of the business.
The Role
Property Management Responsibilities
*Managing move-outs from notice through to deposit negotiations and re-marketing
*Processing rent increases and ensuring full legal compliance
*Assisting with inspections, viewings and inventories when required
*Responding to landlord and tenant enquiries in a professional and timely manner
*Supporting tenancy agreements and associated documentation
*Overseeing property compliance, including safety certificates, inspections and maintenance coordination
*Managing a residential property portfolio and proactively resolving issues
Leadership & Management Responsibilities
*Leading and supporting the lettings and property management teams
*Conducting regular observations of viewings, inspections, inventories and administration tasks
*Providing structured feedback, coaching and training to team members
*Holding monthly one-to-one meetings and supporting staff development
*Monitoring performance against service level targets and KPIs
*Identifying opportunities to improve systems, processes and efficiencies
*Contributing to business growth through a commercially-minded approach
Essential Requirements
*Minimum 3 years’ experience managing a residential property portfolio
*Previous experience managing and developing people
*Strong background in lettings and/or property management
*Proven ability to train, mentor and motivate staff
*Commercial awareness with the ability to identify growth opportunities
*Full UK driving licence and access to a vehicle insured for business use
*Willingness to work towards Propertymark Level 3 qualification if not already held
Desirable
*Propertymark Level 3 or Level 4 qualification
*Knowledge of the Exeter and surrounding property market
