Full job descriptionYour new company
Hays is recruiting a Property Director on behalf of a client seeking to align its property portfolio with its long-term business ambitions. This is an opportunity to shape property strategy, improve estate performance and ensure that facilities support operational excellence, sustainability and long-term value.
Your new role
As Property Director, you will lead the development and delivery of a comprehensive property strategy spanning estate management, facilities management, acquisitions, disposals and leasehold governance. Combining strategic leadership with operational oversight, you will provide insight and constructive challenge to senior stakeholders, ensuring property decisions support business objectives and robust financial governance.
*Develop and deliver the strategic property plan, improving portfolio utilisation, performance and value.
*Oversee estate and facilities management, maintaining safe, compliant, efficient and well-maintained environments.
*Lead acquisitions, disposals, lease negotiations and estate changes, supported by robust business cases and financial analysis.
*Manage property budgets and capital investment, delivering cost efficiency and value for money.
*Oversee property risk, health and safety, statutory compliance, business continuity and contractor governance.
*Build relationships with landlords, planning authorities, regulators, contractors and professional advisers.
*Partner with Finance, Operations, Commercial, Legal and HR to align property decisions with organisational priorities.
*Lead and develop the property and facilities team, promoting service excellence, accountability and continuous improvement.
*Embed energy efficiency, carbon reduction and responsible asset management into property decisions.
*Report portfolio performance, risks and opportunities to senior leadership, adapting plans as business needs evolve.
What you’ll need to succeed
You will be a commercially minded property leader with RICS Chartered status (MRICS or FRICS) and a deep understanding of property strategy, estate management, facilities management and leasehold governance. You will bring experience of acquisitions, disposals, valuations and business case development, alongside financial modelling, capital planning and budget management.
Strong knowledge of property-related health and safety, statutory compliance and regulatory requirements is essential, together with an understanding of sustainability and responsible asset management. You will be confident managing contractors, service providers and professional advisers, negotiating effectively and influencing senior stakeholders. A collaborative approach, sound judgement under pressure and the ability to lead and develop a high-performing team will be central to your success.
What you’ll get in return
You will have the opportunity to shape the direction of a property portfolio and influence decisions across the organisation. The role offers scope to combine strategic planning, team leadership and operational delivery, with a direct focus on service quality, sustainability and long-term value.

*25 days holiday, plus bank holidays and Christmas shutdown
